In today’s very litigious world, it is extremely important to be proactive in identifying and addressing mold issues in commercial buildings. Whether you are a property management company who has a tenant seeing black mold or evidence moisture in their unit, a manager whose employees are complaining of a mold-like, musty odor in their office, or a teacher who is suffering from mold allergies while in the classroom…we can help. By performing a mold inspection, along with mold testing, we will help you determine if there is in fact an unhealthy mold issue in the building and also help you discover the causes of mold growth.

A mold inspection for Commercial Buildings and assessment is the first step in identifying a possible mold issue in a building. After getting a full understanding of your specific concerns and/or symptoms, one of our Certified Mold Inspectors will do a visual inspection and assessment of the area of concern- whether it is a specific floor, office or the entire building- to look for “red flags.” These red flags may include: visible mold growth, black mold growth, evidence of moisture or musty odors.

After performing the mold inspection, mold testing may be recommended. Mold testing will tell us the types of mold present, and if the types and levels of the mold are considered unhealthy or dangerous. Mold testing is the only way to know for sure the types of mold that are present.

Once the mold inspection is complete you will be provided with a thorough written report. This report will outline what was observed during the mold inspection, it will list any recommendations we can make for you to better improve the indoor air quality, tips on preventing mold growth, possible causes of mold growth and it will also analyze and interpret the lab results from any mold samples taken. If professional mold remediation is warranted, this report will also include the suggested remedial actions, following Environmental Protection Agency (EPA) guidelines.

As the individual in charge of a building, it is very important to be proactive in protecting the health of those working or residing in the building. When choosing an inspector to perform the inspection in a commercial building here are a few things to keep in mind:

  • Be sure that the inspector is Certified & Qualified to perform the inspection. Although there are no state license or certifications in Pennsylvania or New Jersey for Mold Inspectors, there are reliable certifying bodies such as: Indoor Air Quality Association (IAQA), Environmental Solutions Association (ESA) and National Association of Mold Professionals (NAMP).
  • Do not be afraid to ask for references from past clients.
  • Be sure that any documents provided by the inspector will stand up in a court of law.
  • Be sure that any mold samples taken will be analyzed at an accredited laboratory.
